Our capital investment programme includes Decent Homes and Great Estates to drive energy efficiency
A planned investment programme worth £5.2 million has been put into place by Homes in Somerset to help keep properties up to date and energy efficient.
We will be working closely with our contract partners to renew areas such as kitchens and bathrooms, to replace roofs, windows and doors, while upgrading heating systems and rewiring the homes of our customers
Property Services Manager, Rik Saunders said: “Our £5.2m planned investment programmes are in place to replace the parts of your home that are at the end of their life and in poor condition. The type of works in the Decent Homes programme include renewal of kitchens, bathrooms, roofs, rewires, windows and doors. The Great Estates programme includes works to internal and external communal areas, as well as Neighbourhood improvements.
“Although the works can be a little disruptive, our contract partners will engage with you at every step of the process to ensure you are kept fully informed and supported through the works to minimise the disruption.
“Our aim is to provide you with a home that is safe, modern and looks good. The Property Investment team, consisting of our Contract Partners, Surveyors and Customer Liaison Officers, are always happy to discuss the process with you, so that we can do the work in your home to achieve this.
“We are also committed to upgrading poorer performing properties through various schemes to ensure compliance to latest Gov targets. This will include fitting solar panels, new low carbon heating and upgrading insulation.“
Great Estates & Blocks
We have committed to spending a further £1.25m per year to improve our neighbourhoods, to make better use of open spaces, while improving the appearance of the communities.
Works already taking place, or commencing in coming months, include:
- Providing communal refuse and recycling facilities and removing the old and smelly bin chutes.
- Improving the appearance and layout of garage and parking areas.
- Replacing fencing and garden gates as well as improving the layout of alleyways – making these areas more secure.
- Decorating both inside and outside properties, as well as replacing the flooring.

We will continue to:
- survey every home on a four-yearly basis to make sure we are targeting investment where it is most needed.
- continue to provide and maintain homes you can afford and are proud to live in.
- improve customer satisfaction with repairs, maintenance and quality of your home.
For 2025/26 we have planned:
- 218 Kitchens
- 135 Bathrooms (incl Wetrooms)
- 52 Roofs
- 104 Windows
- 131 Doors
- £1m allocated to Blocks
- £250,000 for Great Estates
- 225 properties going through WH:SHF wave 3 spread over 3 years
- Designing & fitting new roof to Westfield close block
